You’ve found your dream home and your offer was accepted—now what?
Going under contract is a big win, but there’s still important work to do before you can move in. Here’s what to expect as a buyer during the next phase of your home buying journey:
Once the contract is signed by both parties, there’s a short window for attorney review. Your attorney will review the terms and address any concerns to protect your interests.
You’ll schedule a home inspection (and possibly additional ones, like pest, radon, or mold). These inspections help you understand the property’s condition and can inform future negotiations.
If the inspection uncovers any major issues, your agent will help you negotiate repairs or credits with the seller. This is your opportunity to ensure the home is safe and sound.
Your lender will order an appraisal to ensure the home’s value meets or exceeds the loan amount. This step is required for most mortgages.
Once inspections and appraisal are complete and your loan is approved, a closing date will be confirmed.
A day or two before closing, you’ll walk through the property to confirm that it’s in the same condition and that any agreed-upon repairs have been completed.
On closing day, you’ll sign the necessary paperwork, receive the keys, and officially become the homeowner. 🎉
