Congratulations! Your home is under contract—now what?
This is an exciting milestone, and while the finish line is in sight, there are still a few key steps before you hand over the keys. Here's what to expect as a seller once your home is under contract:
After both parties sign the contract, there’s usually a brief attorney approval window. This allows your attorney to review the contract terms and suggest any necessary adjustments.
The buyer will schedule their home inspections. This typically includes a general home inspection and may also involve specialists (e.g., for radon, septic, or pest). You’ll be notified in advance and asked to ensure the home is accessible.
If the inspection reveals any major defects, the buyer may request repairs or credits. Your agent will guide you through this negotiation process. Keep in mind, the goal is to keep both parties moving forward comfortably.
If the buyer is financing the home, their lender will schedule an appraisal to confirm the value of the property aligns with the loan amount.
Once contingencies are cleared, a closing date will be scheduled. This is your final milestone!
The buyer will do one last walkthrough shortly before closing to ensure the home is in the agreed-upon condition and any negotiated repairs are complete.
This is when the official transfer happens. You’ll sign the final paperwork and hand over keys. Congratulations—you’ve successfully sold your home!
